Market Rentals
To ensure our managed properties are well-maintained, we conduct regular external and internal inspections. Our drive-by inspections include a detailed report on the exterior condition of the property, along with repair estimates that are sent to the owner for approval. Internal inspections assess the interior condition, and if repairs are needed, we provide an estimate as well. If any damage is caused by the tenant, we handle the repairs and bill the tenant accordingly.
We perform a minimum of two drive-by inspections per property each year. Internal inspections are conducted every six months or annually, depending on the home’s condition.

Many property owners hesitate to participate in the Housing Choice Voucher (HCV) program due to concerns about the property's condition after a Section 8 tenant moves out. However, we work closely with tenants to ensure they report repair issues promptly and treat the property as their own. The HCV program is a profitable and reliable option, so we dedicate significant attention to maintaining these properties in the best condition possible.
Ninety days after placing a tenant, we perform the first inspection. If any issues arise due to tenant negligence, we address the repairs at the tenant’s expense and notify the Housing Authority. A follow-up inspection is scheduled within three to six months to ensure compliance.
Our Routine
We offer comprehensive inspections, including drive-bys, exterior checks, and interior assessments:
- Drive-by inspections:At least two per year to verify yard maintenance and exterior condition.
- Exterior inspections:Focused on identifying maintenance needs for areas such as siding, fascia, eaves, decks, and more.
- Interior inspections:Conducted 180 days after move-in. If needed, follow-up inspections are performed to ensure the property is being properly cared for.
